The Friendly Nations route was reformed in 2021 and the Qualified Investor real estate threshold has been subject to extensions. Confirm the live rules with the National Migration Service.

What changed

Panama reshaped its residency routes in recent years. The Friendly Nations Visa was reformed in 2021, moving away from the older company and bank account path toward a qualifying economic tie such as property, employment or business.

The Qualified Investor route, sometimes called the golden visa, was introduced as a faster permanent residence option for larger investors.

Current rules

The Friendly Nations Visa is open to nationals of a defined list of countries and asks for a qualifying tie to Panama. One commonly cited route uses a property investment of at least 200,000 US dollars, though employment and business routes also exist.

The Qualified Investor route offers immediate permanent residence through options that have included real estate from 300,000 US dollars, a securities investment from 500,000 US dollars, or a fixed term bank deposit from 750,000 US dollars.

What to watch

The Qualified Investor real estate minimum was set to rise to 500,000 US dollars, and the lower 300,000 US dollars figure has been extended by the government rather than made permanent. Watch the expiry of that extension and any change to the Friendly Nations country list. The National Migration Service publishes the binding rules.

Common questions

Which body runs these routes?

The National Migration Service of Panama, the Servicio Nacional de Migracion, processes residency applications. Confirm requirements with that authority.

Do these routes grant a passport straight away?

No. They grant residency. Panamanian naturalisation is a separate later step with its own residence and language requirements.

Is the 300,000 US dollars property figure permanent?

No. It is a lower figure the government has extended rather than a fixed rule. Check whether the extension still applies before you act.
