What changed

Brazil's investor residence sits under resolutions of the National Immigration Council. The framework continues to recognise two main routes, one based on real estate and one based on investment in a Brazilian company. The figures are set in Brazilian reais, so the cost in dollars or euros moves with the exchange rate.

Current rules

The real estate route asks for a minimum of 1,000,000 reais in urban residential or commercial property across most of the country, reduced to 700,000 reais for property in the Northeast region. Rural land is excluded and several properties may be combined to reach the threshold.

The company route asks for an investment of at least 500,000 reais in a Brazilian company. A lower figure of 150,000 reais can apply where the investment supports innovation and creates local jobs.

All capital must come from abroad and be registered with the Central Bank of Brazil. Residence is reviewed after a few years before it can become permanent, and citizenship is a separate, later step.

What to watch

Because the minimums are in reais, watch the exchange rate when you plan your budget.

Confirm the current resolution text and any regional figures with the official authority, since the detail can change.

Common questions

Does VIPER lead to citizenship?

It leads first to residence that can become permanent, and citizenship is a separate later step with its own rules. Confirm the current path with the official authority.

Can I buy rural land?

No. The real estate route covers urban residential or commercial property, and rural land is excluded. Confirm current rules with the authority.
